TRASH

The trash is collected weekly on Tuesdays and Fridays by Texas Pride Disposal. Their phone is 281-342-8178. Place trash in a container or study plastic bag at the front of your house AFTER 6pm the night before trash pick-up. Trash cans must be taken back in by 6pm on day of trash pick-up.  All trash and containers must be stored out of public view. The Vendor will not pick up bags of trash or bundles of tree trimmings unless tied in bundles not exceeding 5 feet long and 18 inches high and placed at the curb. One large item can be placed at the curb on each trash day. Please report problems directly to the Vendor.
*Please keep containers covered to discourage animals.

PARKING

We strongly encourage residents to utilize garages and driveways for parking vehicles. On-street parking can cause some emergency vehicles to become obstructed. Additionally, it does not create a good visual for people visiting our neighborhood. Overnight parking on the street is highly discouraged. Semi-Permanent (over 12 hours) parking of vehicles on the street is not allowed. In the event that you are receiving multiple guests for a short term event please have them park on one side of the street.

LAWN CARE

Lawns are mowed and edged weekly March through November and twice per month December through February. Beds are edged weekly and shrubbery trimmed as needed April through September. Turf areas are fertilized twice a year. All chemical application for trees and shrubs, including insecticides, fungicides and plant fertilization are the responsibility of the individual homeowner. Specialized individual services are available by calling the contractor directly and paying them directly.

SPRINKLER SYSTEM

The frequency and duration of watering is adjusted for weather and season of the year. The amount of water is based on the average yard. Your yard could require more or less water. It is up to the resident to supplement by using hoses or sprinklers. Please do not over water your yard or beds and allow water runoff into the street. Property owners who feel they have problems with their sprinklers should call Glen Feist at 281-546-5975.

BUILDING MAINTENANCE

Property values depend on the overall appearance of the common areas and the level of maintenance of the homes. The Board of Directors wishes to provide a high level of maintenance and requests homeowners to do the same. Painting and repair of deteriorating areas contribute to higher property values. Please be proactive in addressing repairs. The HOA could notify individual homeowners of needed repairs and a timeline to complete. Please don’t be offended by a repair request. Often times the Board has the opportunity to negotiate a reduced price on services need by multiple homeowners. We urge homeowners to take advantage of these much reduced prices.

NEIGHBORHOOD WATCH PROGRAM

CCIII is a participant in the Champions Area Neighborhood Watch Program. Each of our residents or homeowners has the option of being included in the CCIII Alert Program whereby you would receive notices of local incidents.

FIRE PROTECTION

There are two fire hydrants within the walls of CCIII and two outside located on Southern Hill Street. Please take care then planting and parking to allow for easy access to all locations. For immediate response dial 911.

ALARMS

Harris County requires all property owners with alarm system to have an Alarm Permit. A permit may be applied for either by mail or in person or on-line.

DOGS/PETS

Please DO NOT permit your pets to run loose, Harris County has a Leash Law. As a matter of consideration to your neighbors, please do not permit uncontrolled barking or permit your pet to use a neighbor’s yard for relief.

FEES/DUES

Champions Colony III Maintenance Fees are collected to pay for: lawn care,
garbage collection and water as well as the plant and garden areas outside the brick wall along Champions Forest Dr and Southern Hills. These dues also provide routine repairs to streets, sprinkler systems and security lighting as well as compensation to our Maintenance Manager and Treasurer.
Champions Colony III Fees are billed on a quarterly basis to all homeowners and assessed in a forward accounting method. Fees are due on the following dates:
January 1   $650.00
April 1        $650.00
July 1          $650.00
October 1  $
650.00
Fees are considered late on the 15th of each period. A $10 late fee is assessed on any late payment. Payments may also be paid monthly or yearly. Payments can either be mailed to Treasurer Barbara McKnight at 314 Champions Colony III or placed in the mail slot marked Association Dues at the west mailbox on or before the 1st of the month.
